Why “3but1”?

“All three School Hill cottages once belonged to the family — until the numbering got reversed on the deeds, and Mum spent years telling everyone her house was ‘No. 3, but it should be 1.’ She's no longer with us, but the name keeps her close, and still makes us smile.”
The family behind 3but1

This was our family home from the early 1970s. We've recently renovated it — carefully, and as though we were staying ourselves — because in every way that matters, it's still ours to love. We're not ready to say goodbye to it, so instead we're sharing it: the same stone walls and corner cupboards we grew up around, just a great deal more comfortable.

Living Room

Natural stone walls, a porcelain-tiled floor and a wood burner for colder evenings, plus a window seat, a table for four and a shelf of board games.

Bedrooms

The main bedroom looks over the orchard from beneath a high, airy ceiling. The back bedroom has a single bed and a double sofa bed, with French doors to the decking.

Kitchen

Induction hob, oven, microwave, fridge, freezer and an instant-boil tap — everything from a cooked breakfast to a full roast dinner.

Bathroom

Once the second bedroom — and before that, a tin bath by the coal fire. Now a small, stylish tiled bathroom with a bath, overhead shower and heated towel rail.

Outside

Tri-fold doors open the kitchen onto a paved courtyard. The rear decking, with dimmable lighting, is a proper sun trap on summer evenings.

Stoke Gabriel & beyond

As locals, we know the best spots to eat, drink, walk, swim and explore — just ask when you arrive. The mill pond is perfect for crabbing (we leave buckets, nets and lines at the cottage; you'll only need to bring the bacon), there's woodland and riverside walking straight from the door, kayaks to hire on the Dart, and a local vineyard fifteen minutes away on foot, with tours, tastings and a shop for the walk home.
